PBDS partnered with a prestigious golf club to deliver a significant two-story extension to their existing clubhouse. The project had two primary objectives: to create a dedicated retail space to attract a high-profile tenant and to provide modern office facilities for the club’s administrative team.

Challenges

  • Integrating with Existing Structure: The extension needed to seamlessly integrate with the existing clubhouse, both aesthetically and functionally, minimising disruption to ongoing club operations.

  • Meeting Specific Requirements: The incoming tenant, American Golf, had specific requirements for the retail space, including layout, size, and branding elements.
  • Maintaining Club Operations: Construction needed to be carefully managed to minimise disruption to the golf club’s daily operations, including tournaments and member activities.

Our Approach

  • Design & Planning: We worked closely with the golf club and American Golf to develop a design that met both their needs. This involved numerous consultations to finalise the layout, ensuring optimal flow for both the retail space and the office area. We managed the planning permission process, addressing any concerns raised by local authorities and securing timely approvals.
  • Tenant Liaison: We acted as the primary point of contact between the golf club and American Golf, facilitating communication and ensuring that the tenant’s specific requirements were incorporated into the design and construction process. This included managing the fit-out of the retail space to American Golf’s specifications.
  • Construction Management: Our project managers oversaw every aspect of the construction phase, from site preparation and foundation work to the installation of building services and interior finishes. We implemented a phased construction plan to minimise disruption to the golf club’s operations, scheduling noisy activities during off-peak hours.
  • Quality Control & Handover: We maintained rigorous quality control throughout the project, ensuring that the extension was built to the highest standards. We conducted regular inspections and addressed any issues promptly. We managed the final handover process, ensuring a smooth transition for both American Golf and the golf club’s administrative team.

Results

The two-story extension was successfully completed on time and within budget. American Golf moved into the retail space and has since generated over £100,000 annually in rental income for the golf club. The upper floor provides modern and functional office space for the club’s team, improving their working environment and efficiency. The extension has significantly enhanced the clubhouse facilities and has been well-received by both members and visitors.
